Section 8 is a federally funded program that provides rental assistance to low income families. Section 8 is a great program for investors. Not only are the rents higher than market rents but, there are many safeguards in place to protect your investment and your return that include:
- If you are purchasing an investment property that has passed the rigorous Section 8 inspection you know that the property is in excellent condition.
- If a tenant on the Section 8 program fails to meet their obligations they risk losing their assistance. These families cannot afford to lose this assistance so, the majority of tenants comply with the rules. Tenant responsibilities include: complying with the lease and program requirements, paying their portion of the rent, and keeping their rental unit in good condition.
- Section 8 does an annual inspection on each property which helps you protect your investment.
